Asking questions and defining goals

The first step is meeting with you on site and getting to know your design goals and needs. Meeting on site will allow us to assess the conditions & risks and provide you with a fixed-fee proposal. This will help you to understand the financial and time commitment to your renovation.

Schematic Design

Taking your design goals and putting them down on paper!

After learning about your specific goals, needs and design aspirations, we get to work! Taking into consideration all of the aspects of your space including electrical, mechanical and structural limitations, we provide you with options through drawings and sketches. We make product and material recommendations, and show you elevations of your space so that you can visualize the possibilities.

Design Development

Designing further based on revisions

After presenting options for our space and discussing the changes, we develop your design further providing you with more details and refining the design as needed. We can provide 3D renderings of specific spaces so that you can better understand the design.

Construction Documents

Preparing for permits and approvals

Depending on the scope of your project, building permits and other approvals may be needed. We prepare our drawings to comply with all the rules and regulations of the industry and building codes. We consult with Architects and Engineers to provide a full package of drawings ready for approvals, pricing and construction.

The Tendering Process

Attaining competitive pricing

Once our drawings are complete and approved by you, we submit them various trades for competitive construction pricing. We make sure you review all bids. This allows you to see all the pricing up front and make the final decision.

Construction

Construction and project management

We work with reliable trades to help bring your design to life. We provide you with a detailed schedule and time line. Once construction begins, our project management team is on site making sure that your project is built as  per drawings and specifications including furniture installation and placement. We continuously communicate with you to make sure there are no surprises.

 Inspection + Completion

The final walk-through

Once your project is complete, we meet with you on site and do a final inspection to make sure work has been completed properly. If there are any outstanding items we make sure they are all completed to standards before closing the project.
